Accommodation FAQs

We have compiled a list of the most commonly asked questions and provided answers to these below.

Application process

  • Am I eligible to apply?

    • You will be eligible to apply for accommodation if you have accepted your course offer from Manchester Met, as your first choice and it is firm
    •  Once you have accepted your offer, you will receive an email once we open our Accommodation system for bookings

    All applicants will receive an email when they become eligible to apply, once the application process opens. This email will include a link to our application portal, and further instructions on how to create an account. You will be asked to confirm your email, Student ID number and date of birth before being sent another link to create your password. 

    If you do not know your Student ID number, please refer to the offer letter that you received via email. 

    Once you have confirmed your details, created an account and logged in:

    • Click on ‘Start your booking here’ and select your term
    • Ensure you read the accompanying text, which will guide you through the process, step-by-step
    • If you can’t see any suitable rooms to choose from,  it will usually means that those rooms have gone, or they are not available because of preferences you have selected (e.g. Alcohol Free, Single Gender). It’s a live-booking system, so availability can and may change constantly

  • How do I book a room?

    You will be given a choice of different locations and contract lengths.

    If choosing Manchester Met accommodation, you will need to agree the license agreement (contract) and pay your Pre-payment of Rent. This will need to be done within 7 workings days. You will have 48 hours to sign your contract and a further 5 days from that point to make the prepayment. If you do not complete you booking within that time frame, the system will automatically cancel your booking.

    If you select a private partner accommodation, you will be redirected through to their booking system to select a dedicated Manchester Met room within their halls. As you’ll be contracted directly to the partner, you will be subject to their own terms and conditions.

    If you declare a disability or medical need during your application you won’t be able to access the room selection stage immediately, because we will need to assess your application. We may need to contact you to discuss your declaration/application further.

  • If my first choice isn’t available, is there a waiting list?

    We open for bookings, for new eligible students in March and receive thousands of applications each year, so the further along we are in the cycle, the less availability we have.

    Due to the demand of student accommodation in Manchester, it is unlikely we would be operating a waiting list. But if it becomes apparent that we need to. We will communicate this closer to the time and after student have already moved into the property.

  • How do I change the payment method?

    You will be asked to set up a payment plan, or pay your accommodation fees in full, as part of the application process. However, this won’t be available until later in the summer (usually at the end of August). You will receive an email once it is available to you which will include details on how to set up your account.  After setting up your payment method and plan, you can manage your payment options, including changing your card or payment details at any time by logging into your account.

  • Can I book the same flat as my friend(s)?

    Potentially, yes. We are unable to reserve entire flats, but if you and your friend(s) apply at the same time , it’s likely you’ll be able to pick a flat together, subject to availability. 

    You just need to co-ordinate your room selection. All applicants must be eligible to apply and have access to Room Selection.

  • How do I update my contact details?

    We are unable to amend your details via our booking system.

    If you applied via UCAS, you will need to update the contact details on your application on the UCAS website – please contact UCAS directly with any queries about this.

    We recommend that you also contact your faculty’s own Admissions team, to ensure that your details are updated.

    It can take up to 48 hours for any changes to reach the accommodation system, so we advise you to complete your registration with the details as they are, as this does not affect the accommodation application process.

    If you’re already a student, you can amend your personal details via the Student Contact Management system using your Student ID and password.

  • What is a rent guarantor?

    Some of the private accommodation providers that rent properties to students, require a third person to act as a ‘guarantor’ before a tenancy agreement can be completed. A guarantor is a third party, for example a family member, who agrees to pay the rent if for any reason you as the tenant cannot. In some cases a guarantor is also liable for other costs that might be incurred, for example any damage to the property that happened whilst you were living there.  Agreeing to be a guarantor is a binding legal commitment, and landlords can take legal action against your guarantor if the rent, or other costs, are not paid. Check if you need a guarantor for student housing that you are interested in and be sure to get this in place before you start.

    If you are unable to secure a guarantor visit Housing Hand which provides a guarantor service to guarantee the rent for the whole of your tenancy through a monthly subscription. 

  • Who can act as a guarantor?

    A person acting as a guarantor would normally have the following credentials:

    • UK individual citizen – to enable a landlord to pursue action through the UK court system if required

    • Solvent – credit checks may be taken to assess ability to meet any potential liability

  • I’m so excited! When can I arrive?

    Further information regarding your accommodation and arrival instructions, will be sent to you  during the last week in August.

    You will be asked to complete our welcome induction and as part of this, book a timeslot for your arrival via Eventbrite.

  • Why should I book accommodation through Manchester Met?

    There are many good reasons to book directly with us. Here are some of the top ones:

    • Only students in Manchester Met halls can guarantee living in a flat with all Manchester Met students. This includes accommodation secured through us in our partner halls too – Artisan Heights, Rosamond House, New Medlock, Parkway Gate and Wilmslow Park.
    • All of our halls have access to a fantastic residential life team, to help you get settled and who organise free events you can attend in person or virtually. They are there for you to ask any questions and to offer support and guidance should you need it.
    • Our Halls are great value for money. All bills are included including utilities, great Wi-Fi and contents insurance. They also have 24/7 security.
  • I no longer want/need my place in halls. What do I need to do?

    If you no longer require halls accommodation and have paid your Pre-payment of Rent, please take a look at our cancellation and refund policy

    If you have booked a room through a private partner, then you will need to contact them directly with regards to your cancellation.

  • Can I book accommodation if Manchester Met is my insurance choice?

    Yes, but only on or after results day if you decide to study at the university.

    Students can book rooms with us throughout the year, although this is subject to our availability.

  • Can I book a viewing?

    Unfortunately we are currently unable to organise ad-hoc viewings of our accommodation. There are open and faculty visits details can be found via the website at which you can tour the accommodation.

    You can find further information, photos and tours of our accommodation on the individual hall pages – giving you a good indication of the interior layout of the flats and study bedrooms.

  • On my UCAS/Manchester Met application, I declared that I’d commute from home but now I want to live in halls:

    Eligible applicants can still apply for accommodation even if they have indicated that they wish to stay at home on their UCAS application – this will not affect their eligibility.

    You should still contact UCAS and Student Finance England to amend this, as it may affect any maintenance loan grant you are eligible for.

  • I’m a postgraduate student, can I book accommodation?

    As our halls mainly accommodate undergraduates, we encourage you to contact Manchester Student Homes, by emailing manchesterstudenthomes@manchester.ac.uk to discuss university-approved accommodation.

  • My course starts before the contract start date?

    We’re aware that the courses below start on the 11 September 2023. We’ll contact you closer to the time to confirm the details of your arrival date if you’ve booked into any of our owned or leased halls and are studying one of these courses:

    • BA (Hons) Primary Education
    • BA (Hons) Social Work 
    • BSC (Hons) Physiotherapy
    • BSC (Hons) Speech and Language Therapy  

Current students

  • I am a returning student, how can I apply for accommodation?

    Due to the demand for student accommodation in Manchester, we will be information returning students of what limited options we have available.

    For more varied selection of accommodation options, we would recommend you contact Manchester Student Homes (MSH).

    Manchester Student Homes work with landlords, letting agencies and also approximately 30 private halls of residence, which are accredited by them. These private halls are very similar to our own and many are located on, or close to, the Manchester campus. They offer a very similar experience to living in our University accommodation – the main difference being that your contract would be with the private provider and not the University.

  • I’m a current student who has left halls for this year, can I get my pre-payment back?

    The £200 pre-payment you made to secure your booking was an advanced payment of rent and was not a deposit. It was deducted from your total fees, prior to your instalments being set and is non-refundable.
